Waldorf Civic Center Feasibility Study Released



LA PLATA, Md. (Dec. 22, 2015)—The Charles County Commissioners and the Maryland Stadium Authority (MSA) announced that the study, “Market and Economic Analysis for a Proposed New Multi-Purpose Civic Center in Waldorf,” is complete and available for public viewing. Crossroads Consulting Services, LLC, and Convergence Design conducted the study, which analyzed the potential for a multi-purpose civic center in the downtown Waldorf redevelopment plan. “When Charles County last worked with the Maryland Stadium Authority, the result was development of the successful Regency Furniture Stadium project. We appreciate their work on this study, and are excited about the positive outcomes that may come from this analysis,” said Charles County Commissioner President Peter F. Murphy. “This study provides the Board of Commissioners with valuable information and options to consider as we move forward with the Waldorf redevelopment plan.”

The study acknowledges Charles County and the tri-county area are relatively limited in their offering of indoor event space, and notes area stakeholders would prefer to host their events in Charles County, if an appropriate venue existed. Also, the final report suggests a venue in Charles County would provide an opportunity to attract corporate and professional/trade association meetings from outside of the county.

“The Maryland Stadium Authority is again happy to work with Charles County, studying a project with immense community development potential,” said Tom Kelso, Chairman of the Maryland Stadium Authority. “With this financial analysis and market study and community input factored in, Charles County can make informed decisions on how they wish to proceed.”

Darrell Brown, director of the Department of Economic Development said, "The study confirms that Waldorf's strategic location in the middle of the District of Columbia, Prince George's County, Northern Virginia, and Southern Maryland region makes it an ideal spot for a mixed use civic venue. While there is more work to be done before determining next steps, we look forward to supporting the Commissioners' goals for this project when the time is right."

Several building program elements and patron amenities, which would enhance Waldorf’s marketability, are identified in the report. Among the recommendations, the report emphasizes that a flexible space, capable of hosting various types of events such as conferences, meetings, and seminars, would enhance use of the facility.

Charles County officials are reviewing and considering the findings and recommendations, and will determine how best to use the information contained in the study.
